We perform extensive move-in surveys for every property and thoroughly document the property condition with digital photos. We do the same at move-out to assess damages and repairs. Depending on the length of the lease additional inspections may be performed at 6 month intervals.

LEASING & PROPERTY MANAGEMENT
Our thorough tenant screening service provides checking for credit and criminal backgrounds as well as verifying employment and rental history. With access to the largest proprietary tenant history database in the nation, we can present you with the details needed to make informed decisions about the residents for your property.
We collect rents on your behalf and assess late fees. Tenants are encouraged to pay electronically using recurring online payments from our Tenant Portal to ensure prompt payment. All rent proceeds are will be paid out to you via Direct Deposit on a monthly basis. Should the tenant fail to make immediate arrangements for rent payment, eviction proceedings are initiated and notices are mailed.
A lease renewal is often the best choice for an expiring lease. Vacancies, marketing, turnover maintenance and leasing fees cost can be avoided by renewing the lease with a quality tenant who pays rent on time and takes care of your property. Our leases are structured to minimize month-to-month tenants while keeping rent costs at market level.
Our maintenance services are overseen and monitored 24/7 by our experienced office staff. They will determine which of our preferred independent contractors to send to the property, whether it is a plumber, HVAC technician, water extraction specialist, etc. Based on the findings of the maintenance team, we will recommend actions that are in your best interest to limit damage to the property, personal harm, and/or unhealthy conditions while minimizing unnecessary costs. We do not charge an additional service fee and all independent contractor charges are discounted to us and passed on to you transparently in the form of original invoices.
When a lease renewal is not possible, your property will be placed back on the market before the current lease terminates. If needed, maintenance and repairs will be scheduled immediately following move-out to allow for move-in of a new tenant as quickly as possible.
We offer flat percentage property management fees on rent and late fee collection as well as leasing services. These competitive fees cover marketing, screening, maintenance oversight, accounting, reporting and so much more. We will never nickel and dime you! Our goal is to save you time and money by effectively managing your rental property and ultimately paying for ourselves.
We provide monthly statements of your property income and expenses and post all invoices. We also provide 1099 MISC at the end of the year along with your year-end statement to make tax preparation a snap! All your information is available via our Owner Portal from anywhere in the world, 24 hours a day.
